Aurora Hills: suburban neighborhood appeals to families

Buyers considering moving to Aurora Hills look for an established neighborhood that is conveniently located near amenities such as dining, shopping, and entertainment.

Regularly rated as one of the best Aurora neighborhoods, Aurora Hills is known for its homes built in the 1960s, mature landscaping, and large trees.

Ashley Wildman, 8z real estate agent, is a Colorado native who lives and works in Aurora. “The Aurora Hills neighborhood is popular because the housing stock is high quality, and you can buy one from an original homeowner,” she says.

“It provides an old community with established landscaping and beautiful trees that you don’t find in new construction. With the large lot and privacy fencing, you have room for kids and pets.”

Why the neighborhood appeals

With its large homes, many 2,000 square feet or more and two to four bedrooms, with excellent schools, the neighborhood appeals to families, Wildman says. It is especially popular with military families who serve at Buckley Space Force Base.

Most of the homes in the neighborhood are single-level ranch or split-level homes. Wildman says the housing stock is primarily single-family homes with a few condos. Homes typically cost in the middle of $400,000.

“You get more bang for your buck than some other areas,” she adds.

Sitting at home in the market for a few days. Condos sell out quickly, with an average price of $245,000. “Most properties don’t stay on the market for more than a weekend,” Wildman says.

The neighborhood is fully developed and has no room for significant new projects.

Residents typically come to work at Denver Tech Center, Buckley Space Force or Cherry Creek.

Popular Neighborhood Amenities

The neighborhood has a selection of mom-and-pop restaurants and shops. “There are some little hidden gems here,” Wildman says.

Popular places include:

Helga’s German Restaurant and Deli: This family-owned restaurant opened in 1989 with four tables. The menu includes popular German dishes such as schnitzel and bratwurst. You’ll find a selection of fresh German meats, cheeses and breads at the deli. Bakery items include cheesecakes, strudels, and specialty torts.

Mile High Pizza & Grill: Offers a selection of pizza, calzones, burgers, and Italian food.

Pacific Ocean Market: This family-owned business opened its Aurora location in 2014. The marketplace offers fresh seafood and items from China, Vietnam, Japan, Korea, Thailand, Indonesia, India, the Philippines and more.

Aurora Hills also sits across Interstate 225 from the town center of Aurora Mall.

Nearby recreational opportunities include the Aurora Hills Golf Course, Expo Park, and the Del Mar Aquatic Center.
