Sao Paulo property tax: Dayton Bluff may rise sharply as the value of wealthier communities and commercial real estate remains stable

Single-family homes in São Paulo are increasing in value, but they are not increasing evenly. For homeowners in Dayton Bluff, this could mean an increase of $472 in taxes next year.

why is that. In Dayton’s Bluff, the market value of a median house last year was estimated at $152,400. According to the Ramsey County Appraiser’s Office, the market value of the same house this year is estimated at $177,500. The value increased by 16.5%, almost three times the city’s average.

Dayton’s Bluff will be far ahead of the St. Paul community in terms of value growth, although the value of other East Side communities such as Payne-Phalen and the Great East Side is also growing at an above-average rate.

If the value of all property in the city is added together to form a pie, then these communities now have a larger share of the pie than before and will be taxed accordingly.

“Since 2008, when the market completely collapsed, housing prices have plummeted everywhere, including Highland and McGroveland,” said Christopher Burt, a member of the Sao Paulo City Council, who represents two blocks, these two The neighborhood may bear the brunt of the next tax changes.

“Their property tax increases because their value is more stable,” Talbot explained. “As the East Side rebounded, their value began to grow. This may be a substantial increase. When I finally saw the East Side house selling for $200,000, I thought, “This is a good match for Highland and McGroveland.” It’s good.” People will complain because their taxes are increasing, but that means their property is also more valuable.”

Tax increase by 6.9%

São Paulo Mayor Melvin Carter’s budget proposal calls for a 6.9% increase in city-wide taxes, but not every neighborhood will absorb this increase in the same way. Ramsey County proposes to increase the tax by 1.5% on the basis of the tax levied by the new County Housing and Reconstruction Bureau.

Calculated together with Sao Paulo Public Schools and other taxation areas, the owner of a mid-value house in Sao Paulo ($228,700) is expected to pay an additional $258 or so next year.

In Dayton Bluff, house prices have risen by approximately $25,000, and the price difference has almost doubled.

Ramsey County Auditor and Treasurer Heather Bestler and County Evaluator Luis Rosario recently issued a report on tax trends to the Ramsey County Board of Directors and will repeat the report to the Sao Paulo City Council on September 1.
