A team of developers, architects and Real Estate experts They will create a new metro city from Vaca Muerta, before the hydrocarbon boom and the “bottlenecks” that currently exist in infrastructure and housing. With the urban project they expect the expansion of 10 thousand hectares and millionaire investment in land, industry, free zone, logistics and housing.
“Añelo Central City” is the name chosen for this new urban center, which will be integrated into the existing urban ejido where the city of Añelo is located, in the province of Neuquén, meters from the main deposits of Vaca Muerta. What they are looking for is expand the city after arriving at North Patagonian train which will increase accessibility and connect the area to a transportation network.
“Now Añelo has 4,000 beds available, so There are 30,000 people coming and going every day because they don’t have beds to sleep on. We will create the necessary infrastructure for the hydrocarbon industry to continue to grow,” he explained Places called Sebastián Cantero in the United States on TBSA (Toro Brokers SA), the developer of the project.
Cantero clarified that this is not a real estate project, but a urban program: “This is the creation of a city that will coexist with Añelo, due to the expansion of the urban ejido with new lands for use,” he stated. To get a dimension, for now Añelo is a city with 2,000 hectares, while this project has the potential of up to 10,000 hectares.
Since Funding will be 100% private, looking for investments. “We expect a lot of demand,” Cantero anticipated. What they will sell are plots of land, for macro investors, but also for micro investors, whether interested in building houses, businesses, real estate complexes, or even the installation of industries. Besides, They will donate land to the municipality for the construction of hospitals, schools and plazas. They act as “Master Developers”, that is, selling and renting land on a large scale.
“It’s literally creating a city that will go hand in hand with the development of Vaca Muerta,” Cantero added. For example, Loma Campana is located there, YPF’s flagship area next to Chevron in the region. “There is always talk about bottlenecks in the hydrocarbon industry, such as transportation, so the Néstor Kirchner gas pipeline is celebrated a lot. But there is also the bottleneck of how to go, live and work in Vaca Muerta,” reports said Cantero.
Among the investors, they expect big oil companies, but also their industrial suppliers. “Now the industry has to go out and look for everything at least 100 kilometers away, because renting a bed you can delay at least 180 days,” said Cantero. In addition, within the development is a new train station, which will be strategic for the logistics industry.
They expect exponential growth of the city in the next five years, and complete development in the next 20 years. The developers’ estimate is that 18,000 direct jobs and 50,000 indirect jobs.
Behind the development is the developer TBSA, owned by Sebastián Cantero; Metro X and Metro Futuro, by Mariela Schenone, as accounting structurer; Urban Office, with the urban master plan, in charge of Roberto Converti, who is the creator of Puerto Madero; and the manager is Sposito y Asociados, by Eduardo Sposito. Developer TBSA has a stand at the Argentina Oil&Gas (AOG) 2023 expo currently taking place in La Rural. They will give more details this Wednesday at 4 pm at stand 3C-54.
At the moment, the concrete progress is the granting of the railway work for the arrival of the North Patagonian Train and the contract of Trust in the Land Contribution Commitment and the Urban Planning Project of an Advanced State to be presented to the Neuquén legislature. It covers 2,500 hectares of trust, with the flexibility to expand to 10,000 hectares according to the needs of the population.
