This office complex on the Denver-Aurora border was sold for $ 67 million.

The office complex on the Denver-Aurora border has changed hands for the second time since 2019.

Denver-based Flywheel Capital acquired the four-building Gateway Center campus for $ 66.85 million, according to JLL, representing the seller. The financing of the deal was provided by Independent Financial.

The complex is located on 19.33 acres. The buildings are located at 4400 Kittredge St. in Denver and 3800, 3855 and 3950 Lewiston St. in Aurora. The site is located northwest of Interstate 70-Pena Boulevard.

The buildings were built between 1998 and 2001. Their total floor space is 299,614 square feet, which equates to a deal value of about $ 223 per square foot. The property is wholly leased to tenants, including Primoris, Billtrust and Boeing, according to JLL.

According to public records, the property was sold by Pennsylvania-based Equus Capital Partners, which acquired the property for $ 45.6 million in July 2019. Shortly thereafter, in early September 2019, JLL announced that 82% of the building was leased.
